Step 1: Get in touch
Start by sending us a message with the property's address or postcode, a rough idea of what needs clearing and any deadlines you're working to, such as a tenancy end date or a sale completion. If you can, add a few photos of each room, including the loft, garage and any sheds.
We reply to every genuine enquiry as soon as we can, and we're happy to answer questions before you decide anything.
Step 2: Your free quote
We can usually visit to look round the property, or we can quote from photos if that's easier, for example if you live some distance away. Either way, the quote is free and there's no obligation to go ahead.
Your quote will explain what's included, so there are no surprises later. If you're wondering what affects the price, our guide to house clearance costs explains the main factors.
Step 3: Before we arrive
There's no need to tidy or sort everything first; that's our job. A few things do help, though:
- Take anything you want to keep, or label it clearly so we know to leave it.
- Tell us about anything you'd like us to look out for, such as paperwork, photographs, jewellery or a particular keepsake.
- Let us know about access: stairs, lifts, parking restrictions or narrow lanes.
- Agree how we'll get in. We can collect keys, meet you there or work with a neighbour, solicitor or letting agent.
Step 4: Clearance day
Keepsakes and paperwork
We work room by room and keep aside anything you've asked us to look out for, along with personal papers, photographs and items that look as though they might matter to the family. These are kept safe and handed back to you rather than thrown away.
Careful removal
We carry items out carefully and take care with floors, doorways and stairs. If you'd like to be there, you're very welcome. If not, we're happy to work on our own and keep you updated.
Step 5: What happens to your items
Everything we remove is sorted. Furniture and household items in good condition can be donated so they can be used again, and metals, electricals, cardboard, wood and textiles can be recycled where possible. Whatever can't be reused or recycled goes to licensed facilities.
Some items, such as fridges, freezers, TVs and mattresses, need special handling. We'll mention these when we quote, so you know how they'll be dealt with.
Step 6: A clean finish and the keys
Once the property is empty, we sweep it clean so it's ready for a sale, a new tenant or the next stage of the estate. We then return the keys in the way we've agreed, whether that's to you, a neighbour, a solicitor or a letting agent.
How long does a clearance take?
Timings vary from property to property. A single garage or loft may be fairly quick, while a large family home holding a lifetime of belongings will take longer. Access, parking and the amount of sorting involved all make a difference. We'll give you a realistic idea of timings when we quote, and we'll work to your timescale wherever we can. If you're clearing after a death, our bereavement house clearance page explains how we can help at a gentler pace.
