A village of greens, banks and the River Leven
Hutton Rudby sits in the Leven valley at the foot of the Cleveland Hills, a few miles west of Stokesley. It's joined to its smaller neighbour, Rudby, by a bridge over the River Leven, and the parish church of All Saints stands down by the river at the bottom of Rudby Bank. The village is known for its several greens, which give it an open, spacious feel, with houses and cottages set around them.
That mix shapes any clearance here. Older cottages face the greens, often with steep staircases, small rooms and lofts reached through a hatch. Further out are family houses and bungalows from later decades, usually with a garage, a garden shed and more storage space than anyone ever planned to use.
Common reasons for a clearance in Hutton Rudby
Downsizing after many years in the same home
Plenty of people have lived in Hutton Rudby for most of their lives, and moving on from a long-loved home is a big step. If you're moving into something smaller, a retirement flat or a care home, we can take away the furniture and belongings that won't fit, leaving everything you're keeping exactly where it is. Our furniture collection service works well when only a few rooms need emptying.
After a death in the family
When a parent or relative dies, someone has to deal with the house, and that often falls to children who live elsewhere in the country. We can carry out a full house clearance at a pace that suits you, keeping aside photographs, letters and paperwork for you to go through. If you'd find it helpful to talk to someone about how you're feeling, Cruse Bereavement Support is a national charity worth knowing about.
Lofts, garages and the spaces nobody looks in
Many homes in the village have a loft or garage that's been filling up for decades. Our loft clearances deal with boxes, old suitcases, Christmas decorations and the odd surprise, carried down safely and sorted for reuse or recycling.
Getting around the village on the day
Hutton Rudby is a busy, lived-in village, and some of its streets weren't designed with vans in mind. Parking can be limited on certain roads around the greens, and the road down Rudby Bank to the church and the river is steep. We'll look at the approach to your property when we quote, then plan where to park, how far items need carrying and whether an early start would help.
We'll always be considerate to neighbours. If you think it would help, let them know when the clearance is happening; most people appreciate a word in advance, and it saves any surprise when a van pulls up outside.
What you can do before we arrive
You don't have to do anything before a clearance, but a few small steps can make the day easier:
- Take out anything you're definitely keeping, or label it clearly with a note or sticker.
- Make a short list of items we should look out for, such as a will, bank books, a watch or a box of photographs.
- Check whether any furniture or appliances belong to someone else, such as a hire company or a landlord.
- Let us know about any loft without boards or a light, or an outbuilding that's hard to open.
Everything else, we can take care of. We sort as we go, donating or recycling what we can and taking the rest to licensed facilities, then sweep each room once it's empty. If you're curious how pricing is worked out, our guide to what affects the cost of a clearance explains the main factors.
If the house is standing empty
When a home in the village is empty for a while, perhaps during probate or while a sale goes through, it can be a worry if you live some distance away. A few things are worth thinking about. Check with the home insurer, as many policies have conditions for unoccupied properties. Keep the post redirected if you can, and let a trusted neighbour know you're arranging a clearance. We can collect keys from whoever holds them, keep you updated as the work goes on and return the keys when we've finished, so you don't need to travel back for the day itself. Once the rooms are clear, it's also much easier for an estate agent or valuer to see the property properly.
Nearby villages and towns
As well as Hutton Rudby and Rudby, we cover the smaller places along the Leven, such as Middleton-on-Leven, Crathorne and Potto, and the villages beneath the hills towards Swainby. A little further afield, we also provide clearances in Stokesley and in and around Yarm, both a short drive away.
Arrange a free quote
To get started, tell us about the property and what needs clearing. We can usually come out to see it, or you can send photos if that's easier. There's no obligation, and we'll give you a clear quote and a proposed date. Get in touch with us whenever you're ready, and we'll take it from there.
