A small town with a very large market place
Masham is best known for its brewing, with the Theakston and Black Sheep breweries a short walk apart, and for a market place that is one of the most generous in the district. Around it stand two- and three-storey Georgian buildings, many of them homes, shops and flats above businesses. Behind the square, quieter streets lead to cottages, terraces and newer houses, and beyond the town the lanes climb towards the higher ground of the dales.
It is a close-knit place, and a house clearance here is often a very personal job. People may know the house, the family and the neighbours, and we keep that in mind. We work quietly, keep the van tidy and treat every room as somebody's home, because until we have finished, it still is.
Why people ask us to clear homes in Masham
- An executor needs a property emptied before it can be valued or sold.
- A relative has moved into residential care and the house is no longer needed.
- Someone is downsizing from a family home or farmhouse into somewhere smaller.
- A landlord has a tenant leaving furniture and belongings behind.
- A loft, cellar or outbuilding has simply filled up over the years.
If you are handling an estate, our probate clearance service explains how we fit around valuations, solicitors and the sale process. GOV.UK also has clear guidance on applying for probate if you are not sure where to start.
Working around Wednesday and Saturday markets
Masham's markets are held on Wednesdays and Saturdays, and the market place fills with stalls and visitors. For properties on or close to the square, we prefer to avoid those days where possible, or to arrive early and load quickly. We will talk through parking with you when we quote, and if a back lane or yard gives better access, we will plan around it.
We reach Masham from Northallerton by heading south-west past Bedale, so villages between the two towns, such as Thornton Watlass, Well and Snape, are well within reach. To the west, we continue out to Fearby, Healey and Ellingstring, and to the south we cover Grewelthorpe and Kirkby Malzeard.
From first look to swept floors
The quote
We can usually visit the property to see what is involved, or quote from photos if that is easier for you. Please include the loft, any cellar, the garden shed and outbuildings, as these often make up a surprising share of the work. The quote is free and you are under no obligation.
Sorting and keepsakes
Before anything leaves the house, we agree what you want kept. As we work, we look out for the things families often worry about losing: letters, bank and property papers, photo albums, watches, jewellery and small items of sentimental value. Anything we find is put aside for you.
If the family needs more time to go through things, we can work in stages, clearing the loft, outbuildings and spare rooms first and coming back for the main living areas once everyone is ready.
Reuse, recycling and disposal
Good furniture and household items are donated for reuse wherever possible, recyclable materials are separated, and the remainder goes to licensed facilities. If you have heavy pieces you want taken to another address rather than cleared, our furniture removal service can take care of that.
The finish
When the rooms are empty, we sweep through and leave the property tidy, ready for whatever comes next, whether that is a valuation, a viewing or a new tenant.
Lofts, attics and things nobody has looked at for years
Roof spaces in older houses have a way of collecting decades of boxes, suitcases, old furniture and Christmas decorations. Clearing a loft safely takes care, good lighting and patience, especially where boards are loose or there is no proper hatch ladder. If that is the only part of the house you need help with, take a look at our loft and attic clearances.
The same goes for cellars and outbuildings. Farm properties on the edge of town may have stores and sheds holding everything from old machinery parts to garden tools, and we can clear these in the same visit as the house.
Choosing a clearance firm with confidence
Whoever you choose, ask how they dispose of what they take away, and check that they are listed on the Environment Agency register of waste carriers. A legitimate firm will be happy to explain where items go and will not mind you checking. It is a small step, but it helps protect you from belongings being fly-tipped on a verge or in a field gateway, which can cause problems for the householder as well as the countryside.
Ask for a quote
To arrange a visit or send photos, get in touch with us and tell us a little about the property, including any deadline you are working to. If you also need help a few miles down the road, see our page for clearances in Ripon, or for the villages to the north, our Bedale and district page.
