Clearing a home in Captain Cook's village
Great Ayton is where Captain James Cook spent his boyhood, and the schoolroom where he was taught is now a small museum. The River Leven runs through the middle of the village, linking the two centres around High Green and Low Green, with Roseberry Topping and the Cleveland Hills rising behind. It is a large, settled village where people often stay for most of their lives, and that shapes the kind of clearances we are asked to help with.
Many homes here have been lived in by the same family for a very long time. Emptying one is rarely just a practical task, so we take a gentle, unhurried approach and let you set the pace.
Cottages, green-side houses and later homes
Around the greens and along the river you will find stone cottages and older houses, often with small rooms, low ceilings, winding stairs and long gardens behind. Further out are post-war and more recent streets, with plenty of bungalows and family homes.
The older properties need careful handling, as large furniture can be difficult to get through narrow doorways and round tight turns on the stairs. The newer homes are easier to reach but often have well-stocked garages and lofts. Parking near the greens can be tight when the village is busy with walkers and visitors, so we look at where to stop when we first visit.
Some older homes along the river also have outhouses, coal stores or small workshops at the back, while houses on the newer streets often have conservatories and summerhouses that have become handy places to keep things. We look in all of these when we quote, so the price covers the whole property and not just the rooms you see from the front door.
Why families get in touch
- A parent or grandparent has died and the family home needs emptying before it is sold.
- Someone is moving into residential care, or closer to children who live elsewhere.
- A couple are downsizing from a family house to something smaller.
- An executor is dealing with an estate from a distance and needs someone local and reliable.
If you are handling an estate, our service for executors keeps paperwork safe and keeps everyone informed. GOV.UK also has a helpful guide on what to do after someone dies.
Plenty of the families we hear from no longer live locally. If that is your situation, you do not need to make repeated trips back. We can quote from photos, collect keys from a neighbour or solicitor, and send you updates as the work goes along, so you always know what has been found and what has gone.
An unhurried approach
We never arrive and simply start filling the van. First we walk through the house with you, or talk it through over photos, and agree what is staying, what is going to family and what you would like us to look out for.
If you are not ready to make every decision at once, that is fine. We can clear the obvious things first, such as old bedding, broken furniture and the contents of the shed, and leave the more personal rooms until you have had time to go through them. Splitting a clearance into stages often makes a difficult job feel more manageable.
Paperwork, photographs and keepsakes
Older homes are often full of things that matter: letters, certificates, photo albums, medals, a christening gown at the back of a drawer. Tell us what to look out for and we will keep everything to one side, along with anything personal we find that you did not expect.
Furniture with plenty of life left
Solid dining tables, chests of drawers and wardrobes can often go on to be used by someone else. We set aside furniture in good condition to be donated where possible, and our furniture collection service can take away individual pieces if you do not need a full clearance.
Garages, sheds and gardens
Tools, bikes, garden furniture and decades of odds and ends tend to gather outside the house. Clearing out the garage and shed can be part of the same job, so the whole property is finished at once and you are not left with loose ends.
Under Roseberry Topping: villages we cover
As well as Great Ayton itself, we cover Little Ayton, Easby, Kildale and Newton under Roseberry, and the homes along the lanes between them. Some of these properties are reached by narrow roads or farm tracks, so we check the route before the day. We also work in neighbouring Stokesley, just a few miles away along the Leven.
Arranging a quote
Getting started is simple. Send us a message with the address, a rough idea of what needs to go and any timescales you are working to. We can usually visit to give you a free, no-obligation quote, or quote from photos if that is easier. We will be honest about when we can start, and we will never rush you into a decision.
