House Clearance FAQs

Have a question about clearing a property? Below you'll find answers to the things people most often ask, from how quotes work and what happens on the day to where your items go. If you can't find what you're looking for, just send us a message and we'll be glad to help.

Booking & quotes

How much does a house clearance cost?

Every property is different, so we price each clearance individually. The main factors are the volume of items, the size of the property, access and parking, distance from Northallerton and any items that need special handling, such as fridges or mattresses. We can usually visit or quote from photos, and the quote is free with no obligation.

Can you give me a quote from photos?

Yes. Photo quotes are often the easiest option, especially if you live some distance from the property. Send a few wide shots of each room, including the loft, garage and any sheds, and open cupboards where you can. If anything is unclear, we may suggest a quick visit before confirming the price.

How soon can you carry out a clearance?

It depends on the size of the job and how much we have booked in at the time. Tell us about any deadlines when you get in touch, such as a tenancy end date or a house sale, and we'll do our best to work to your timescale.

Do I need to be at the property for the quote or the clearance?

Not necessarily. If you live away, or would rather not be there, we can collect keys, meet a neighbour, solicitor or letting agent, or use a key safe, and we'll keep you updated by your preferred contact method. You're also very welcome to be there if you'd like.

On the day

Do I need to sort or empty anything before you arrive?

No, sorting is our job. It does help if you take anything you want to keep, or label it clearly, and tell us about anything to look out for, such as paperwork, photos or jewellery. Clear access and somewhere for the van to park also help the day go smoothly.

What happens if you find paperwork or valuables?

We keep aside anything you've asked us to look out for, along with personal papers, photographs and items that may matter to the family. These are handed back to you rather than thrown away. If you're searching for something specific, such as a will or bank documents, please tell us beforehand.

Will you leave the property clean?

Yes. Once everything has been removed, we sweep the property clean so it's ready for whatever comes next, whether that's a sale, a new tenant or handing the keys back. If you also need a professional deep clean, it's best to book that for after we've finished.

Items & disposal

What happens to the items you remove?

Everything we take away is sorted. Furniture and household items in good condition can be donated for reuse, and materials such as metal, electricals, cardboard and textiles are recycled where possible. Whatever is left goes to licensed facilities rather than being dumped.

Can you take fridges, freezers, TVs and mattresses?

Yes, but these items need special handling. Fridges and freezers contain gases that must be dealt with safely, TVs and other electricals have their own recycling route, and mattresses are costly to process. We'll include anything like this in your quote, so there are no surprises on the day.

Can our furniture go to charity?

Often it can, as long as it's in good condition. Upholstered items such as sofas and armchairs usually need their fire safety labels to be reused. We sort everything we remove so that reusable items can be donated wherever possible, and you're welcome to arrange a charity collection yourself before we arrive.

Bereavement & probate

Do we need to wait for probate before clearing a house?

Not always, but it's wise to check with the executor or the solicitor dealing with the estate before anything is removed, especially if there may be valuable items. We're happy to work to their instructions and can quote in advance, so everything is ready when you're able to go ahead.

Can you work with executors and solicitors?

Yes. We work with executors and solicitors as well as families. We can work to key-holding arrangements, keep aside documents and items for the estate, and keep everyone informed in the way that suits them best.

Can you clear a loved one's home if we can't face being there?

Yes. Many people find it too painful to be at the property, and that's completely understandable. Tell us what you'd like us to look out for and keep, and we'll take care of the rest gently and respectfully, keeping you updated and returning anything we've set aside.

Landlords & businesses

Do you clear rental properties at the end of a tenancy?

Yes. We help landlords, letting agents and housing associations clear belongings left behind by previous tenants so the property can be re-let. We can work to your timescale and key arrangements, and we sweep the property clean when we finish.

Do you clear offices, shops and other business premises?

Yes. We clear offices, shops, storage units and other business premises, including furniture, shelving, equipment and general waste. Let us know about access, lifts, loading areas and any times when we can't work, and we'll plan the clearance around your business.

Can you clear a room in a care home?

Yes. When a resident moves on, we can clear their room carefully and respectfully, working with the family and the care home to agree a suitable time. We'll keep aside personal items and paperwork for the family and leave the room ready for the home.
